Buy it right, and the years take care of themselves.
Finding the Right Home
We start with your life, not the listings: what you need, what you can comfortably carry, and which towns actually fit — using real data on prices, taxes, and commutes, with school data linked straight to its source (NJDOE). Then we look hard at every candidate — and I’ll tell you when a house isn’t the one, even when it’s easier not to.

Pricing & the Winning Offer
Before we offer, you see what the comparables actually support — so you never overpay out of pressure. Then we structure an offer built to win: price, terms, and timing tuned to what this seller cares about. Years of buying with my own capital taught me both halves of that: how to win, and when winning is the mistake.

Diligence to Keys
Under contract, I run the whole mile: inspections, appraisal, attorneys, lender, deadlines. And because I’ve spent years reading chain of title on distressed properties, your deal gets a second set of eyes the title company never provides — catching liens, easements, and paperwork errors before they reach the closing table.

Land & Lots
A specialty few agents can serve: zoning and setback constraints, buildable area, wetlands and soil conditions, utility access, and municipal approval timelines for raw parcels and teardowns. Most agents stop asking questions at the lot line. This is where I start.

From the first search to the day you get the keys.
