Under contract, I run the whole mile: inspections, appraisal, attorneys, lender, deadlines. And because I’ve spent years reading chain of title on distressed properties, your deal gets a second set of eyes the title company never provides — catching liens, easements, and paperwork errors before they reach the closing table.

A specialty few agents can serve: zoning and setback constraints, buildable area, wetlands and soil conditions, utility access, and municipal approval timelines for raw parcels and teardowns. Most agents stop asking questions at the lot line. This is where I start.
