20. Reasons to Buy Here
Most of this report is detail. This page is the short answer to why people choose Paramus over the towns around it, with the section that backs each one.
-
The lowest property tax rate of the seven towns compared. A $1,150,000 home costs about $16,500 a year in tax here, against $22,300 to $28,300 in the other six (Section 9). On the same house, that is about $5,800 to $11,800 a year you keep.
-
Schools funded above every district compared. Paramus spent $23,990 per pupil in 2024-25, the most of the districts in Section 10, and that spending is paid for through the same low tax bill.
-
No revaluation shock. The Borough reassesses every home every year, so your bill moves in small steps and you are not waiting on a town-wide reset (Section 9).
-
Values have risen. The median sale price is up 50% since 2021 (Section 3).
-
Homes sell quickly. Under $1 million the median home sells in 18 days at just over asking, so if you need to sell, buyers are there (Sections 3 to 5).
-
You can build. There is no floor area ratio. A house or addition that meets the yard, coverage and height limits needs no hearing, which is why the land under an older house holds its value (Section 14).
-
Daily life is inside the Borough. The shopping, the library and Van Saun County Park are all in town (Section 12).
What this means for you
If you are comparing Paramus with a neighboring town at the same price, put the tax difference into your monthly budget first. It often buys more house here than the listing prices suggest.
What I tell my buyers: the tax rate is the reason I hear most often after people move in, and it was not always the reason they came. Run the monthly payment on the same price in two towns before you decide. Then read Section 21, because every town has trade-offs and you should see both pages together.
I’ll walk you through what any of this means for a specific house, your budget, or your tax bill. No obligation, and nothing to sign up for.
